The agent’s secret weapon: How Innov8 helped reposition and relaunch a tricky space.

The Studios is a newly repositioned workspace in the heart of Wilmslow — but the journey there wasn’t straightforward. Originally a single-tenant property filled with small, outdated rooms, the space had sat empty with little interest. That’s when Canning O’Neill, the leasing agent, suggested a new approach: break it into smaller suites, target the creative market, and bring in Innov8 to help make it happen.

Making the space market ready

We were brought in early to advise on how to rework the layout and reimagine the space as a multi-let scheme. Drawing on our operational know-how and first-hand understanding of what occupiers actually want, we helped shape a strategy that would unlock the building’s potential — and give the agent something they could confidently take to market.

We mocked up a brand identity that matched the Wilmslow market — fresh, stylish and independent in feel. We worked with the landlord’s contractor to guide fit-out decisions, advising on colours, materials, and layouts that would appeal to smaller, design-conscious tenants. We also pushed for breakout spaces on each floor — transforming underused areas into communal kitchens, sit-up benches and relaxed tea points that brought energy and connection into the building.

From fit-out to finish.

Once the scheme was complete, we handled the furniture, fittings and final touches, everything from sourcing planters to ensuring the signage, letterboxes and tenant facilities were just right. We even took on liaising with the retail tenants below the office, making life easier for the landlord and helping the whole property function better day to day.

The Studios is now a fully let, multi-tenant workspace that feels tailored to its market and delivers better yield than before. For the agent, it’s a great example of how partnering with Innov8 early makes every stage — from fit-out to viewings — run more smoothly.
