When the owners of the Blakenhall portfolio, a pair of retired business partners, one based in the south and the other quite literally sailing the world, were looking for a new managing agent, they needed someone who could be hands-on, local and dependable. Their existing London-based agent wasn’t meeting expectations, and they needed a team who could take the pressure off and improve tenant relationships across their six North West sites.
That’s where Innov8 came in. We were appointed to manage their ‘Northern Portfolio’: six self-contained, 20,000 sq ft office buildings, each let to a single occupier. Our role covered rent collection, lease monitoring, property upkeep and tenant engagement — and we’ve been the go-to partner ever since.
With the landlords operating remotely, communication and trust were key. We prioritised clear, proactive updates, honest advice, and practical solutions. For tenants, we were a visible change — visiting each building twice a year, responding quickly, and solving problems that had previously gone ignored.

While the core brief was compliance and rent collection, we saw opportunities to improve value and support the portfolio’s performance.
At Jubilee House, we helped manage the end of a lease by working with agents to reconfigure the building, retain a sub-tenant, and attract new interest. The building needed modernising, so we recommended, and delivered, a full refresh, including:
New common areas and signage to increase visibility and appeal
Updated bathrooms and redecoration throughout
A redesigned community space to encourage engagement
External works including window repainting and touch-ups
Contractor management and budget control from start to finish
We also supported the successful disposal of one property, overseeing preparation and presentation to maximise appeal to buyers.
